Step 5 Show your FSBO home

So now you have a prospective buyer. Set up an appointment and make sure house is as neat as a pin (see Step 1: Prepare your home for sale). The reason that I enjoy gardening so much, not only for myself, but working in other peoples gardens is the transformation that can be done, sometimes in a relatively small space of time. As such offering garden services to others is a pleasure and not a chore.

The lawn will need to be cut, preferably with a good rotary or cylinder mower. Hover mowers are great if you have banks and slopes to contend with, but a rotary or cylinder mowers will give your lawn the nice cut that is required. Rotary mowers have an advantage over the cylinder mower in that they are simpler to use and generally the ground does not have to be 100% even. They are also easier to maintain than a cylinder mower. A cylinder mower is generally used if you want a bowling effect lawn, which most people do not. To finish the lawn off you must always cut the edges. If the edges need redefining then use a lawn-edging tool.

Garden Beds and Borders

Always ensure the beds and borders of your garden are kept tidy by regular weeding. This can be achieved using a long handled hoe. Although this can seem a bit of a chore it will later pay dividends. The main structure of the planting should be created using shrubs. Then you will have your perennial plants and finally for that splash of additional colour through the gardening calendar summer bedding, spring bulbs which can include snowdrops, crocuses, daffodils, tulips and many more. Also ensure that any shrubs are kept in check by pruning at the required times. For example spring flowering garden shrubs need to be cut and tidied after they have flowered. This will ensure new growth during the summer for flowers the following year. Be sure to place plants in an environment in which they will feel at home in.

Patio Cleaning

Patio areas need to be kept clean and tidy. This can be undertaken by the professional using specific patio cleaning equipment or by pressure washing. There are also many chemical cleaners on the market. Patio paving can cost a client large sums of money to have installed so it is worth looking after this area for longevity. Additional sand and cement mix brushed in between the paving may be required after either of the above processes.

Gravel Areas and Pathways

Federal District Judge Ruben Castillo denied Arrow Financial Services' motion for summary judgment by way of a Memorandum Opinion and Order dated December 15, 2006. Arrow Financial attempted to escape liability by arguing that it had no responsibility for True Logics actions. Under current case law a first party collection agency is liable for any FDCPA violations committed by second party attorneys. However, this case fell into an area without much guidance from the appellate courts. Few courts have addressed whether a collection agency, like Arrow, could be held vicariously liable for a second party non-attorney collection agency. Since True Logic was simply a collection agency as opposed to an attorney, the Court sought direction from the Third Circuit case of

    Pollice versus National Tax Funding, L.P.
, which decided the issue against the first party collection agency.

Here, Judge Castillo ruled that it would simply be incongruous to hold collection agencies that employ attorney debt collectors liable for violations to a greater extent than collection agencies that employ non-attorney debt collectors. The court supported its ruling by stating the purpose of vicarious liability is to provide equal relief to those victimized by attorney debt collectors as well as those victimized by non-attorney debt collectors.

In addition to finding vicarious liability, the Court ruled that there were enough facts to find a principal-agent relationship between Arrow and True Logic. Arrow exercised a fair amount of control over TrueLogics debt collection activities. Specifically, Arrow had the right to control the content of the debt collection letters and the right to monitor True Logics compliance with the law through audits, summaries of test results, and other evaluations.

In sum, the Court ruled that a principal-agent relationship exists between Arrow and True Logic and that Arrow may be held vicariously liable for potential violations of the Fair Debt Collection Practices Act. Upon issuing this decision the Court urged the parties to reevaluate their settlement positions.

This decision further reinforces the idea that collection agencies cannot simply hire non attorney bill collectors and then turn a blind eye towards their collection activity. Collection agencies may now be forced to exercise more caution when shopping for second party bill collectors.

1) Customer records

This is the core element of any billing system. What sort of information do you need to record about your customers? There's the obvious things like address, phone, fax, mobile, email and web address. But what about marketing-related information like "how did the customer find out about your business?", and "standard discounts" for key clients.

2) Multiple contacts & Communication history

If many of your clients are businesses with multiple contacts, can you record individual contact details for each person? Word of mouth is the most powerful form of advertising, and statistics show that one of the most important factors in customer satisfaction is good customer service. Have you thought about keeping a log of all communication with your customers? It can be extremely helpful for improving internal communication within your business, and results in a more personalised service for your clients.

3) Multiple shipments

Obviously your billing software will need to create sales orders - that's a gimme. But do you need to record employee-related information, like who the "salesperson" was? What about flexible dispatch options, like multiple shipments per sales order?

4) Search facility

There's no point recording all this really useful information if there's no easy way to get to it. Check that the search facility is flexible and easy to use. What criteria can you search by? Here are a couple useful fields you may want to use: customer phone number, customer address, order date, dispatch date and dispatch consignment number.

5) Tax & regional support

Are you able to change the tax rates on an order line basis? What about currency formatting? If you and your clients are in Europe, then there's no point using billing software that can only handle US dollars.

6) Reporting

Producing accurate reports in seconds is something you no longer have to dream about. In fact it is a necessity in today's competitive market. Ensure your billing software can calculate information on sales based on date, salesperson and customer type. If you operate a B2B business, another key performance indicator may be dispatch totals, based on date, and employee. But one important thing to remember about software... you can only get out what you put in. So if you are looking for a specific report, make sure that information is being recorded by your billing software package.

7) Backup

I've seen first-hand how devastating a hardware failure can be. Hundreds of thousands of dollars worth of data can be destroyed in seconds... if you do not have a backup procedure in place. Ensure you select a billing software package that has a built-in backup utility or works with your current backup system.

8) Online help & support

If you're a new computer user, then you'll definitely need a software package that has a comprehensive online and easy-to-use help system. Also check out what direct technical support is available through the vendor. Some software companies charge very high fees for personal support, so ensure you include this in your budget.

9) Budget

How much are you going to spend? That really depends on the complexity of the software package you are looking for. Smaller software packages can be found under US$100, and larger more complex packages can cost well over US$3000. Take a look at the number of customers you have, the number of sales orders you process, and choose a solution that fits your business.

10) Customisations

If you purchase an off-the-shelf billing software package, you may require minor customisations to suit your unique business processes and industry. Some software vendors offer customisations at quite reasonable prices. But ensure you include this cost in your budget.

11) Other features

What else do you want from you billing software? If you deal with fixed price products, you may need a comprehensive inventory management system allowing you to purchase stock, manage inventory levels and supplier relations. Some quality software packages also include a useful follow-up diary, allowing you to keep track of tasks and assign them to other staff members.

When choosing a billing software package for your business, make sure you check that it offers everything your business needs. And then the only thing you'll have to worry about is what to do with all your newly found spare time!

Alpina's Alternative to the BMW M5

Alpina, which has been tuning BMWs for years, has come up with a competitor to the new M5. It develops the same amount of power, reaches 60 mph in 4.7 seconds and has a top speed of 195 mph Alpina does not believe in 155 mph limiters for its cars. As a result, it claims this is the worlds fastest production sedan and not many people would argue.

Heart of the BMW Alpina B5 based on the 5 Series, like the M5 - is BMWs 4.4 liter V-8. BMWs M Division does without turbos and superchargers. Not Alpina; they have adopted a centrifugal compressor, engine driven, to boost power throughout the speed range and produce the same power ouput as the BMW V-10.

Bu the system has a neat twist. At idling and when driving at low speed, the compressor does not operate, so gas mileage is quite good. A throttle plate upstream of the supercharger cuts it in and out according to load.

Mighty powerful with 500 bhp

This is a mighty powerful engine; at 2,500 rpm it develops 200 bhp, and ramps up to 500 bhp at only 5,500 rpm, so the character of the engine is completely different from BMWs V-10. Thanks to the supercharger, theres massive torque over a big range, with the maximum of 516 lb ft available from 4,250 to 5,250 rpm terrific mid-range power.

The engine drives through a ZF six-speed automatic, and the brakes, wheels and tires are all upgraded. The tires are Michelin Pilot Sport 2s, 245/40ZR 19 at the front and 275/35ZR 19 at the rear these are just a bit narrower than those on the M5. The Alpina is also over 200 lb lighter than the M5 at 3,790 lb. Not a copy, a different approach to getting similar performance. Do you prefer revving to 8,000 rpm or getting a massive thump in the back at 4,000-5,500 rpm?

If you fancy something a bit more nimble, try the BMW Alpina B3 S Coupe. It is powered by BMWs straight six, bored out to 3.3 liter. It churns out 305 bhp at 6,300 rpm. Good for 168 mph and a 0-60 mph time of 5.4 seconds. A true competitor for many sports cars.

Japan's Electric Cars

Electric cars that zip by have always been more sci-fi than reality, thanks to pop culture. But in fact, the earliest cars were running on electricity long before the energy and automobile industry decided to convert Detroit into a gas guzzling machine based on the internal combustion engine. And precisely because of that, electric cars are making a comeback. With fuel prices soaring, and fossil fuel itself adding ever more to greenhouses gases that cause global warming, the world is betting on solutions such as alternative clean fuels, and zero or low carbon emitting cars powered by electricity.

As Detroit is to the American automobile industry, Japan is fast becoming to the world. And their fleet of hybrid cars, those that use an alternative clean energy only or in combination with gas is helping Japans position as a global leader in the auto industry big time. Last summer, while Toyota took the lead from Ford and became the second most selling brand of automobiles in America just after GM, Honda comfortably outsold DaimlerChrysler.

Toyota and Honda, both Japanese companies, are also the only mass producers of hybrid vehicles and enjoy steady success in that market. By 2003, Honda had sold over more than 37,000 units while Mazda expected to sell at 7,000 units of its 4WD Demio series. And according to a research by J.D Power, 350,000 units of hybrids will be sold in the US alone by 2008. You can rest assure that the Japanese brand of EVs will make a significant chunk of that market. It helps to get the word out when celebrities like George Clooney and Leonardo DiCaprio are already hybrid drivers.

Japanese automakers Mitsubishi too is hoping to re-brand its market imagine by launching a series of EVs in Japan by 2010. Subaru too is teaming up with the Tokyo Power Company to launch a series of electric vehicles, based on Subarus R1e minicars that will challenge Toyotas hybrids when it is launched.

While Japan continues to work on mass market models of EVs, engineer and designers there are also working on ever more impressive line of sporty and luxury models. The Eliica electric car, still only a prototype, can climb up to a speed of about 100mph in 7 seconds and reach a top speed of 400kmph. A brain child of Prof. Hiroshi Shimizu, Keio University, the car was produced with the help of a team of students.

Did we mention it has 8 wheels, four in the front and four in the back? A full charge from a normal outlet takes about 10 hours and that will keep you going for 200 miles. The point was to show the potential of EVs, and its a point well taken. The California born Tesla is the only Super EV coming out anytime soon but its a luxury sports car. And Detroit is still grumbling. But you can count on Japans EV industry to take the world on a clean, eco-friendly spin.

On July 1st a law was passed to make almost every indoor public place in England smoke free. Now if this isn't enough to make smokers want to kick the habit, or the risk of cancer, then perhaps sitting down to work out just how much money it affects their bank balance!

Now as much as it is very much true that non-smokers pay less for life insurance, if you have been a smoker previously you may be asked to take a test as proof, and you must have quit for 12 months before you are entitled to cheaper premiums. Insurance companies will classify a smoker as anyone who has used any tobacco products in the last 12 months before applying. And if you do crumble and have a crafty cigarette, in the event of a claim being made and this being revealed the insurer may void the claim, so honesty is the best policy!

A place where smokers often feel inclined to light up is in the car, although this also may no longer be possible soon as the Local Authority Road Safety Officers' Association has called for a ban on smoking behind the wheel. A number of insurers already include smoking as a factor when assessing the cost of an individuals car insurance policy.

The Parthenon Principle

Have you seen a picture of the Parthenon in Athens, Greece? I will never forget walking up to the massive granite ruins. The size and power still remaining in a building constructed 2500 years ago is overwhelming!

Although the roof lies on the ground, in pieces, most of the columns that supported it are in place. There are a lot of columns!

I think of the Parthenons roof often. If its roof had not been supported by all those columns it never would have lasted as long as it did. By any standards, it lasted a long time.

I have a roof, which shelters my family and I call it a financial or revenue roof. It provides for all our basic needs. Revenue or income also emotionally supports us, and provides the extras we enjoy in our lives.

I do not want my roof to fall in. My Parthenon Principle is to support this financial roof with as many columns as possible. If one column of income collapses (and they always do) there are others to take the weight so that the complete revenue structure will not crash on our heads.

Another way to look at this is - do you have all your eggs in one basket? Is your entire income dependant on one source? What would happen to you if that source disappeared?

Last month, I lost my largest corporate client. It happens. This client had grown over the last five years, slowly utilizing more of my services and representing over eighty percent of our revenue.

I had let it get disproportional large. Fortunately, we were prepared with backups, and other 'standby' pillars of revenue, ready to be rushed in, to support the revenue roof.

Think about your income and revenue, and prepare for worst case scenarios. Make the choice today to support your revenue roof, and your income streams by using the Parthenon Principle.

1. Build an emergency fund of at least three months of expenses. Not only will this fund provide emergency support if needed, you will have a sense of financial freedom just knowing it is there. Think of it as a spare column for your roof. You might not need it, but it feels good having it!

2. Consider additional sources of income. Can you create something to sell? Is there somewhere you can add on part time work, doing something you enjoy, which would provide you with added income? Even a small amount of money will build a financial reserve, and give you an income if your primary source fails.

3. Eliminate your debt as much as possible. You can manage without income far longer if there are no monthly payments to be mailed.

FOREX Trading - Diversify For Lower Risk and Greater Reward

Most forex traders like to trade the majors only but in my view you can get some great opportunities in some of the minor currencies. You can diversify and get more profit opportunties

Lets look at two that can add some diversification and have some great trends you can take advantage of.

Two good currencies to trade alongside the majors are the Canadian and Australian Dollar.

While not as liquid as the majors, they offer some great trading opportunities for traders with a longer-term outlook.

Lets look at opportunities in these currencies.

We will use the free chart service futuresource.com and look at the IMM futures contract, although same logic of course applies to the cash.

The Australian Dollar

If you look at the chart you will see that this currency has been trading in a range since December.

The same system we have used to range trade the majors works here as well.

You can simply use stochastic crossovers to trade against support and resistance until a major break appears.

At present the Australian dollar looks set to test the top of the range, if it breaks through the mid point of the Bollinger band.

The Canadian Dollar

The Canada is trending down against the dollar and has had a rally - this should end shortly.

The key to look for is a cross in stochastic momentum with bearish divergence to indicate the downtrend will resume.

Like the Yen the Canada is bearish and rallies are selling opportunities.

These currencies add some diversification to any forex trading portfolio and the Canadian Dollar in particular offers a great strong trend to the downside where you can sell rallies.

Dont fall in love with one currency simply trade the ones that have the best opportunities and risk to reward.

At the present we would in terms of trend following have the Canadian dollar with the yen as the strongest trend to trade.

In the Canadian dollar a great short opportunity is presenting itself as it corrects oversold status.

Wait for the price momentum to turn south with the stochastic showing bearish divergence and when this occurs a test of the lows should occur.

As with any currency wait for the stochastic to give you the signal - dont anticipate wait for confirmation.
